Commercial Property Insurance – also known as Commercial Landlord Insurance – is what a property owner needs when they are letting out their properties to third parties, who in turn use them for commercial use. When a business, organisation or group has a rental agreement with you, they become your tenant, and you become a landlord, which is why you need such a policy.
Commercial Property Insurance differs from a standard residential let property insurance in two ways; the types of buildings it’s used for, and the types of tenants whom may occupy the property.
In relation to buildings, commercial properties tend to be much less of a standardized construction, meaning the heating and electrical systems, for example, tend to be more complex. This inevitably leads to longer and more expensive periods of fixing, something which standard property let insurance can’t cover, and why commercial property insurance becomes a must.
In relation to the types of tenants you’ll have, they’re likely to engage in actions, or operate in such a way, which your average domestic tenant would not – whether that’s the number of people inside the building, the type of equipment they might be using, or the materials they’re dealing with, you need an insurance policy which analyses the building’s use and assess the potential risks and costs accordingly.
Rebuild Costs – one of the key features of commercial property insurance, you need to be able to cover the costs for any damage repair or rebuilding which could occur on any one of your properties. Being under insured would have a significant effect on claiming the full amount needed.
Loss of Rent – also known as the indemnity period, we’ll pay out for rent in the event of your property having become uninhabitable, for example after a severe fire or flooding. This helps you to avoid losing out financially.
Landlord’s Contents – anything not attached to the walls, ceilings and floors of your building would be considered content, and therefore should be protected in light of any damage. Anything which belongs to your tenant, however, will come under their own business insurance policy.
Property Owner’ Liability – often overlooked, liability insurance is needed to compensate 3rd parties in light of any property damage or injuries having occurred through negligence. Don’t forget, you’re liable in such circumstances as the responsibility of the property is yours.
Accidental Damage – this is for any damage done to the property not classed under an insurable peril. It could be something as standard as damaging a pipe, during the process of banging a nail into the wall.
Legal Cover – you’ll be helped with your legal fees when you’re taking someone to court for non-payment.
